What you need to know
- A single total without line items does not show what you are buying.
- Measurements, materials, scope, exclusions, taxes, schedule and payments should be clear before hiring.

Identity and scope of work
The document should identify the contractor or company, client, job location and a sufficiently specific description. “Full renovation” or “paint apartment” is too broad without quantities and line items.
Measurements, units and line items
Look for square metres, linear metres, units or quantities where relevant. This shows whether a price difference comes from rates or simply from one quote allowing for less work.
Materials and quality
Important finishes should identify brand, model, range or a minimum performance level. Terms such as “washable paint”, “AC5 flooring” or “standard taps” can still be too broad when specification materially affects cost.
Schedule, taxes and payment terms
Check estimated start, duration, applicable VAT, payment milestones and how changes are approved. Avoid disproportionate advance payments that are not linked to materials or verifiable milestones.
Exclusions and unforeseen work
A useful quote also states what it does not include: permits, special disposal, hidden defects, structural repair, furniture, joinery painting and so on. Clear exclusions reduce later disputes.
A simple method for comparing offers
- Match the scope.
- Mark missing items.
- Separate materials and labour where practical.
- Compare real specifications, not generic labels.
- Add exclusions and likely extras.
- Consider schedule, warranty, communication and payment terms as well as price.
Check two renovation quotes against the same scope
For each offer, choose “Clear in writing” only if the information is explicitly included in the document. Select “Not applicable” only if the item genuinely does not apply. This is a document checklist, not a score for the contractor or a substitute for a contract.

Compare two renovation offers with the same scope
An apparent bargain can simply omit demolition, materials, VAT, waste removal or final finishes. A comparison sheet should use the same work description and quantities for every contractor.
Example to adapt
Suppose one offer gives 'paint room €500' while another itemises 30 m² wall preparation, two coats, masking and cleanup. Those totals cannot be compared meaningfully until the first quote identifies surfaces, coating system and included preparation. Ask for a written clarification before ranking prices.
